The demolition of the old building, which began in 2019 and completed in 2021 to build JPMorgan's new headquarters, remains by far the largest demolition in the world, not so much a demolition as a carefully planned reverse construction, where the building was Divided into four parts, each part is tightly packaged and disassembled separately in layers. The disassembled parts, such as windows, doors, etc., slide along the inclined slideway to the collection place to save time, while the structural parts are manually dismantled in a small area. , transported with a lifting device, and just like this, the building "disappeared" layer by layer.

"Sustainability is at the heart of the project, with work spaces filled with daylight and fresh spaces, combined with biophilic elements and materials to improve health," said Nigel Dancey, studio principal at Foster + Partners. The building is located in a park. The new tower at 270 Avenue has an innovative structural system to coordinate the various constraints of the site. The scalloped column structure and triangular supports allow the building to have a small footprint, and the elevated volume also extends the view from the observation deck from the Park Avenue entrance to Madison Avenue.

270 Park Avenue will be a new landmark that responds to the site's historic elements and JPMorgan's New York brand. The unique design accommodates the vital transportation infrastructure below the city while respecting the unique urban rhythm and streetscape of Park Avenue. This is an elegant solution, where the building becomes the structure and the structure becomes the building, embodying a new vision and bright future for JPMorgan Chase Bank.

Experts involved in the project process include Dr. Joseph Allen, Director of Harvard's Healthy Buildings Program, Wellness Specialist Dr. Deepak Chopra, and Danny Meyer of Union Square Hospitality Group, to provide the building's staff and customers with a healthy and welcoming space experience. The project will use an advanced HVAC filtration system to ensure continuous clean outdoor air and recirculated air into the building. The project also includes a wellness center with fitness areas, yoga/bicycle studios, physiotherapy, medical services, modern mother and baby rooms, and spaces for prayer and meditation.
